How this Project Began
Our client’s home was fairly new to him, and when he sat down with us at the Victoria Spring 2017 Home Expo he had a strong vision for how he wanted the space to function. One idea was to convert the lower floor into a self-contained suite and ultimately provide a little extra income for this otherwise unused space.
Next Steps in the Process
An on-site consultation was scheduled with Esther for the design aspects of the space, and with T-Square Construction for the renovation aspects. T-Square Construction is our affiliate construction company that handles all our renovation work.

In the initial consultation for this project many ideas for layout, flow and function were discussed. After looking at all the pros and cons, in the end our client revamped his vision for the function of this empty space.
In order to get the optimum return on investment over time, plans for the self-contained suite were swapped to accommodate an Air BnB instead. Cost was the final determining factor: in order to keep costs down an Air BnB suite would not require an oven.
With the change in direction for this space, we were able to scale back the designated square footage for the Air BnB, and keep part of the lower floor for our client’s own use.
Consideration for this Design
When designing a space there are many factors to consider before finalizing the plans. In this case there was a fresh air exchange to work around. You will see in the design perspective how the built-in desk was a strategic work-around!
To give you some background on how we arrived at the final renovation plan, let’s take a look at the checklist of ideas that were considered for the cabinet layout before finalizing the designs.
- Design the space with an ‘L’ configuration;
- Create a a straight run of cabinets with an island;
- Create a straight run of cabinets with a built-in desk area on one end.
Given the size of the space and the change in direction for its use, our client opted to go with the straight run of IKEA cabinets with the built-in desk area. Esther worked her magic for the second consultation where design plans were presented to our client.
Design Plans and Perspectives

The Finishing Touches
Once the design was in place, our client needed to decide on the finishes to complete the space:
- Backsplash Tile
- Paint Colour
Selecting finishing touches can be exciting and overwhelming at the same time. With so many choices it can be hard to pick! Esther and our client met at Easy Installation’s showroom to go over quartz samples for the countertop, and managed to narrow them down to just two.
Believe it or not, the samples above are not the same. At first glance they look identical, but one sample actually has small mirrored flecks. In the end our client opted for the 102 Lima quartz, the mirrored-fleck option, which is a great choice for a smaller space as the flecks will help bounce the light and add a little extra dimension to the countertop.
The IKEA Cabinets and Fixtures
Easy Installations designs and installs IKEA kitchens, and for this Air BnB space our client chose a few IKEA options:
IKEA has a great selection of cabinet styles, and Grimslov is one of their most popular. The off-white finish for this small space was the perfect choice. To pull it all together, Benjamin Moore’s soft ‘Gray Owl’ paint colour was selected for a warm, beautiful finish.
Our client’s energy made for a project that was well thought out from every angle: the homeowner’s own personal taste to the practical necessity of appealing to other people in order to book the new Air BnB!
